When testing is worth doing
The right time is before work begins. Common triggers are a planned renovation, a pre purchase check on a home built before 1990, a damaged eave or wall sheet, or a demolition that needs asbestos identified first. A test on one suspect sheet can settle a question that would otherwise hold up the whole project.
What happens during an inspection
An inspector walks through the property and notes materials that could contain asbestos, then takes small samples of the ones that matter. Samples go to a laboratory for analysis, and you get a written result. For a whole house, ask for a report that lists each location and its condition, because a builder or demolition contractor can then price from it.
Workplaces and rental property
Most workplaces built before the end of 1989 need an asbestos register under Queensland rules. If you own or manage a commercial building, a register is often the first thing a strip out or commercial demolition contractor will ask for.
What to do with the result
If a sample comes back clear, the work can carry on. If it comes back positive, the options are to leave it alone in sound condition, seal it, or have it taken away by a licensed asbestos removalist. Your report tells you which class of licence the job needs.
