Knock Down Rebuild Demolition on the Sunshine Coast
Love the block, not the house? A knock down rebuild starts with a clean handover to your builder. Tell us where you are up to and a local contractor can price the demolition to fit your build.

Start the demolition conversation early
Many owners leave the demolition until the new home is designed. It helps to price it sooner, because asbestos, a slab that has to go, or a tight access lane all affect your budget. Your builder may quote demolition themselves, or leave you to arrange it directly. Either is fine as long as you know who owns that part of the job.
What your builder will want handed over
Ask your builder exactly how they want the block left. Usually that means house and footings gone, services capped at agreed points, trees that are coming out already removed, and a site that is level enough to survey. Knowing this before you sign a demolition quote avoids paying a second time for leftover work.
Timing it with your approvals
Don't demolish too early. Your rates, insurance and finance can all change once the house is gone, and an empty block can sit for months if the build approval lags. Your broker and builder can tell you when the demolition should happen. Then the certifier can sort the demolition permit in line with that date.
Common Sunshine Coast rebuild blocks
Beach suburbs often have older low set homes on small sandy lots. Buderim and the hinterland have sloping blocks where a retaining wall or a cut may be involved, so a site clearing and excavation contractor might be part of the same job.

Knock Down Rebuild — common questions
Should my builder do the demolition?
Some do and some don't. Compare the builder's price with a direct quote, and check the scope is the same on both.
When should I book the demolition?
Talk to your builder and lender first. Demolition normally happens once your build approval and finance timing are clear.
